Preparation Tips

When you choose to rent your property to prospective tenants, you, as the landlord, have specific responsibilities and general requirements to fulfill to ensure the best possible outcome for your rental property. Some of these obligations are mandated by law, particularly under the Residential Tenancies and Rooming Accommodation Act 2008 (Qld).
 

To assist you with this, we have prepared the following Landlord's Checklist as a guideline:

•Are all appliances working: –

•Stove/oven, ceiling & exhaust fans, A/C’s and remotes, lights/globes, power & tv points

•Smoke alarms, all locks are working, pool equipment

•No leaking taps anywhere throughout property

•Has everything been cleaned: –

•Stove -oven inside & outside, behind the oven, griller, drip trays etc.

•All cupboards / drawers inside and out

•Fans, Aircons, exhaust fans, skylights,   Smoke alarms – free from dust

•Power & tv points, walls, ceilings, skirtings & cornices all free from marks, cobwebs

•Blinds / curtains, Doors, windows, tracks, screens, handles, Lights / light covers and switches

•Flooring – (carpets to be steam cleaned), Laundry tub and surrounding area

•Bathroom showers / baths / basins / toilets / cabinets

•External walls, ceilings, flooring, windows, doors, patio areas

•Driveway / garage / carport free from oil and grease stains

•All gutters are clear from debris, trees are cut away from gutters

•Lawns been mowed, edges trimmed, gardens free from weeds

•Pool and equipment cleaned, Sheds cleared out and cleaned
 

•Procedures in place:-

•Smoke alarms are compliant, pool area compliant, Blinds are compliant

•Landlord Insurance / Building Insurance etc in place

•Water efficient, Gas bottles are full

 

•Things to Consider:-

•Is pool maintenance included

•Lawn & garden maintenance included

•Are pets allowed

Ensure the property meets the minimum housing standards. These standards cover aspects like being weatherproof,
structurally sound, free from vermin/damp/mould (unless caused by the tenant), and having functioning locks/latches, adequate plumbing, and privacy coverings.

If you intend to pass on water usage costs, the property must be individually metered and water-efficient, and the lease must state the tenant will pay for consumption.

Landlords cannot refuse a pet application without proper grounds. Unreasonable refusal could lead to a tribunal application.
