Renting Tips

Even if you're a first-time tenant with no prior rental history, don't be concerned – we understand and will assist you throughout the application process. When assessing your suitability for a property, a Property Manager's primary concerns are your ability to consistently pay rent and to properly maintain the property according to the lease agreement. Providing strong personal references will significantly strengthen your application for approval.

Having a plan before you start looking is important which can save you time and money later on.
 

  • Know what property features you need based on your study, work and lifestyle.
    (e.g. location, how many bedrooms, parking, public transport)

     

  • Budget - Consider the "30% rule" to determine how much rent you can afford, aiming to spend no more
    than 30% of your total income. 

  • Have your documentations and other information ready for your application.

ID - Photo identification, drivers licence, passport, Birth Certificate, Pension Card, Medicare Card,

 

To apply for a property you're interested in, you'll need to complete a Form 22 rental application and submit it directly to the Property Manager for processing.  The final decision regarding tenant approval rests solely with the property owner.
